In this episode, we sit down with brothers Michael and James Hern, who sell more than 250 units a year and over $85 million in volume in the Kansas City metro. They share the four-part framework behind their success: serve first, do the basics better, build people, and stay consistent. We dig into how their upbringing on a cattle farm shaped their work ethic, their father influenced the way they lead, and early-learned lessons still show up in their business today. Michael breaks down the simple habits that keep his pipeline moving, while James explains how they recruit for culture and turn income goals into a real plan. This conversation is full of practical ideas for any agent who wants to grow production, lead people well, and build a business that lasts. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast What would it take to build a real estate team agents never want to leave? In this conversation, we sit down with Chase Delperdang and Jenny Adams, two leaders who have built a high-performing team with remarkable retention across multiple markets. Their business closes at a high level, but what stands out most is how deeply they care for the people inside it. Together, they break down the models they use to hire with intention, protect culture, coach to the person, and lead with steady, consistent care. We talk about why the right hiring process matters, how weekly service shapes team culture, and why accountability works best when it’s tied to a person’s own goals. This is not a conversation about building a revolving-door team. It’s a conversation about building a place where people feel seen, supported, challenged, and inspired to stay. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast If you could live anywhere, where would it be? Most people know the answer instantly. Very few actually act on it. Today we sit down with Knelly Dettinger, a powerhouse agent who closes more than 150 homes a year across Eastern Minnesota and Wisconsin while living in sunny San Diego. She built a $1.6 million GCI business, raised nine children, and created a system that allows her to serve clients from 2,000 miles away. Knelly walks us through the models that make her “remote rainmaker” approach work. We unpack how she wins listing presentations over Zoom, how her assistant handles the in-person side of the appointment, and how a strong database keeps her business thriving no matter where she lives. She also shares how she structures her monthly trips back to the Midwest, the client events and open houses that keep her deeply connected to her community, and why intentional communication is the key to building trust from afar. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast Social media has changed how real estate agents grow their businesses. Yet many agents are posting more than ever and still getting fewer leads. In this episode, we sit down with entrepreneur, investor, and media powerhouse Gary Vaynerchuk. Known to millions as Gary Vee, he has spent decades studying where attention lives and how businesses win it. He built a global media company, invested early in companies like Facebook and Twitter, and has spent more than 20 years creating content online. Gary delivers a serious message to real estate professionals: Attention has moved to social platforms and the agents who win will be the ones who show up there consistently. We talk about why posting five times a week isn’t enough in today’s attention economy, why listing promotion alone doesn’t work, and how agents can become the “mayor of their town” by creating content about local schools, parks, neighborhoods, and community life. We also explore how AI will change the way buyers and sellers find agents, why helpful content beats self-promotional posts, and how agents can expand their reach by showing up across multiple platforms. If you want to understand where real estate marketing is headed and how to stay relevant, this conversation will challenge the way you think about attention, content, and growth. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast Right now, only 7 to 10 percent of our friends see our content. If we are not intentional, we are invisible. In this episode, we sit down with Rachel Adams Lee, a top-producing agent whose Sacramento-based team closes more than $60 million a year. The majority of her business is driven by social media because she treats it like a lead generation machine, not a hobby. Rachel breaks down her 9-step model for winning with the algorithm in 2026. From five content pillars and scroll-stopping hooks to her Rule of 555 and two-hour lead gen blocks, she gives us a clear system to turn engagement into referrals. She generated 103 referrals from social in just one year by following this approach. The message is simple. We can scroll for hours and hope something happens or we can build a digital storefront that funds our life. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast What is the real value of a real estate team? It’s not the number of agents. It’s the systems. In this episode, we sit down with Savanna Campbell, Director of Operations for Signature Home Team, a three-person team that consistently closes more than $30 million a year in Northern Colorado. While many teams try to grow by adding agents, Savanna and her team grow by tightening their models. Her compass is simple: Every system must help the client feel safe, heard, and informed. We unpack how one-third of the team’s business comes from agent referrals across the country, another third from a 72-touch past client system, and the final third from a Facebook group and YouTube strategy that position them as true local experts. Savanna walks us through their seven milestone emails, their Friday update cadence, and the operational audits they run after every deal. We sat down with Chelsea Peitz, a former real estate agent turned social media strategist with more than 70,000 Instagram followers and a new book, Uncopy Pastable, releasing this summer. After nearly two decades in the business, Chelsea now helps agents use social media to build trust and drive real conversations without burning out. Chelsea flips the script. Social media is not a content machine. It is a context machine. We break down why interest-based feeds have changed the game, why silent engagement is real, and why views and follower counts are the wrong metrics to chase. Instead, Chelsea shows us why meaningful metrics, direct messages, and daily conversations matter most. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast What does it really take to build a big, profitable real estate team that doesn’t fall apart without you? We sat down with Matt Miale, a team leader who has rebuilt his business more than once and emerged with a model that produces more than 500 transactions and over $160 million in volume year after year across three states. Matt walks us through the simple equation behind sustainable growth. Not flashy systems. Not complex tech stacks. Just clarity, standards, and five core competencies every agent and team leader must master. We dig into why customer experience comes before lead generation, how to create a production model agents actually follow, and why simplicity is the secret weapon in low-margin markets. Matt also shares his Four Agreements production model, his agent selection framework, and how he retains top producers without blowing up the team economy. We’re joined by Geoff Woods, former architect behind The ONE Thing and author of the No. 1 bestselling book, The AI-Driven Leader. Geoff isn’t here to talk about better emails or faster busywork. He’s here to show us how AI can elevate the one skill that separates top performers from everyone else: strategic thinking. Geoff walks us through how to use AI as a true thought partner, not a shortcut. We unpack the CRIT framework — context, role, interview, task — and show how agents can apply it immediately to lead generation, decision-making, financial reviews, meetings, and even leadership development. We also dig into why most people are using AI the wrong way, how to focus on the 20 percent that drives real results, and why mastering your mindset will always beat chasing the latest tech feature. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast Most people want change. Very few are willing to follow a model long enough to earn it. In this episode, we sit down with Alison Harris, a real estate agent out of Savannah, Georgia, who made a bold decision in 2021 to relaunch her entire business from the ground up. Forty months later, she crossed the million-dollar GCI mark by committing to a clear model and running it with discipline. Alison walks us through the Six Personal Perspectives and how each one showed up in her real life, not as theory, but as daily behavior. We unpack what it really means to commit to self-mastery, why the 80/20 principle gave her time back, and how moving from entrepreneurial to purposeful changed everything. This is not a story about a magic lead source or a shiny new system. Alison is clear about that. The growth came from magic in the mundane—building a five-star database, running a consistent touch program, holding people accountable, and committing to a learning-based business even when it was uncomfortable. If you’ve ever felt capped by hustle, stuck under a ceiling, or frustrated that effort isn’t translating into freedom, this conversation delivers a conversational framework you can apply immediately. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast Technology isn’t the magic bullet most real estate agents think it is—that’s why this conversation matters. We’re joined by David Voorhees, a real estate agent with more than 500 homes sold and the executive director of Labs at Keller Williams Realty, LLC. For the past eight years, David has spent his days interviewing top agents across the country, studying how technology helps them make more money and serve their clients better. David came into real estate after working in the Las Vegas nightclub scene. His experience taught him how to build trust fast, and he still carries these skills into open houses, database growth, and referral-driven business. Early on in his real estate career, he found himself at the center of Keller Williams’ technology evolution, helping shape tools by starting with models and systems, not shiny objects. In true MREA fashion, this conversation brings us back to the fundamentals. David breaks down the Four Laws of Lead Generation, why most agents overcomplicate their tech stacks, and how a clean, well-fed database can outperform almost any new software. We also dig into AI as a practical thought partner, how to audit your current technology, and why the solutions most agents are searching for are already sitting in their database. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast What if real estate didn’t compete with family life, but actually made more room for it? In this episode, we sit down with two agents who prove that building a meaningful business and being a present parent do not have to be opposing goals. Andrea Ryan and Zach Clark join us from two different Texas markets with one shared belief: real estate should support the life you want, not steal from it. Andrea shares how a high-risk pregnancy and bed rest forced her to rethink everything she thought she knew about lead generation. From her bedroom, she built a buyer webinar model that still drives her business today while keeping her family at the center. She walks us through the mindset shift, the structure, and the conversational framework that turns online education into long-term clients. Then we talk with Zach Clark, a former teacher who traded the classroom for open houses, diapers, and a brand built on community impact. Zach breaks down how hosting more than 100 open houses jump-started his career, how he converted strangers into clients, and how he now sells 20–25 homes a year while staying fully present as a dad. His community scholarship model shows how contribution can quietly become one of the strongest pillars of a business. This conversation is honest, practical, and deeply human. If you are building a business while raising a family, or hoping real estate can give you more time instead of less, you will see yourself in this episode. In this episode, we sit down with Gaurav Gambhir, a true operator who has built a real estate empire. His organization helps roughly 7,000 families a year and his property management company now oversees close to 5,000 homes across 14 states. We go deep on why property management is the back door most agents ignore, and why that back door can lead to predictable, recurring revenue, deeper investor relationships, and a steady flow of listings and off-market opportunities. Gaurav lays out the two paths: build your own management company or partner with one through a JV model. He breaks down the buckets that matter (including compliance, systems and tech), the four key roles you must staff, pricing ranges, and the vendor network that makes or breaks the client experience. Watch the full episode on our YouTube channel: youtube.com/@mreapodcast As we close out the year, Jason Abrams shares his powerful reflections on why some real estate agents thrive while others burn out, and what truly separates the two. Across thousands of conversations, Jason has discovered that the agents winning at the highest level share a common thread: they lead themselves well, they understand their value, and they generate business in ways that energize rather than drain them. Jason pulls lessons from Million Dollar Habits, The Wealthy Gardener, Essentialism, and The Untethered Soul to show how belief, clarity, and wisdom shape outcomes. He also breaks down the real drivers of a real estate agent’s income. He details the need for your service, how well you perform it, how difficult you are to replace, and how many people you serve. Then comes the unlock: the highest-producing agents don’t force lead gen. They build their entire business around what they already love, like walking clubs, gym life, dinner parties, front-yard parties, speed-friending, and board-game nights. To the highest-performing real estate agents, these activities aren’t hobbies. They’re thriving referral engines built on joy, connection, and consistency. This episode invites you to design a real estate business that feels like your life — not like a punishment. Mike’s work has appeared in The New York Times, The Wall Street Journal, the Financial Times, and The Economist. He teaches, studies the business, and backs every take with data. We dig into the psychology behind home sales and why our industry is harder to “disrupt” than startups think. Mike shares fresh findings from secret-shopper research: Half of online and in-person leads never get a follow-up. We connect that to the three client traits that win listings and loyalty: 1. Be patient, 2. Be knowledgeable, and 3. Be transparent. We also explore AI in two simple buckets. Bucket one includes an operating-expense buster that helps us work faster and cleaner. Bucket two shows a shift in how people search. Then we get tactical by explaining how reviews are trust signals, why a tight niche can help you, and when a cadence of communication that matches each client’s expectations builds value. If you’re ready to trade opinions for proof, this episode gives you a clear playbook to act on today. Watch the full episode on our new YouTube channel: youtube.com/@mreapodcast We’re welcoming Sahil Bloom to the show—a thinker whose work has become a true phenomenon. Sahil’s book, The 5 Types of Wealth, hit the New York Times bestseller list for seven weeks and his newsletter, The Curiosity Chronicle, is devoured by nearly a million readers four times a week. In this conversation, Sahil lays out the model that’s reshaping how so many leaders approach life, success, and what it really means to be wealthy. Sahil doesn’t settle for the usual conversation about wealth. Instead, he breaks it down into five categories: time, social, mental, physical, and financial. He challenges us to get radically clear about what matters most in each domain—moving away from automatic living and into intentional design. We get practical about the exercises and mindset shifts that helped Sahil build his own multidimensional life, like when he moved cross-country for his family and reframed financial goals as a tool (not the endgame). If you’re tired of chasing someone else’s definition of success or just want to take your business and your life to the next level, this is the model you need. Sandra Rathe proves that you don’t need flashy tactics or a loud personality to win big. With her roots in accounting and a natural love of process, Sandra turned a shoestring, rollerblade-powered newsletter route into a powerhouse farming model that works in every market, even luxury. We get into the nuts and bolts of Sandra's method: What does each newsletter include? When does she open up and write from the heart? And what calls to action does she include? Sandra’s story is a masterclass in choosing one thing: showing up for your community, and letting consistency do the heavy lifting. Real estate can be dangerous. Every year, agents are attacked while showing homes, hosting open houses, or even pumping gas. That’s why we sat down with Harry Shaw—a third-degree black belt in Krav Maga who’s spent 15 years training first responders in self-defense. Harry breaks down a simple framework for staying safe: pay attention, know your environment, and take purposeful action. We talk through common real estate scenarios—from meeting unknown buyers to working alone at night—and how to prepare for them. We brought together two giants—Mel Robbins and Gary Keller—to unpack what it really means to let go and build a life that matters. Mel shares her “Let Them Theory,” challenging us to stop burning energy trying to control other people’s opinions or the market. The real shift? Your happiness is tied to your own actions, not anyone else’s. Gary takes that idea and anchors it in the real estate world: you can’t control the market, your competition, or what people think of you. You can only control your own time, your lead generation, and your response to challenges. Both Mel and Gary agree—if you want a bigger business and a bigger life, let others do what they’re going to do, and focus on what’s actually in your control. And when it comes down to it, the answer is always love. Love people as they are, build your business by helping others, and remember: the only thing stopping you is giving your power away. Today, we’re pulling back the curtain with Hudson Santana, a powerhouse developer and agent whose team closes $150 million a year in the heart of Boston. Hudson’s journey is anything but typical. Growing up in the Amazon in Brazil, he made his way to Boston, started out bartending, and—thanks to a push from his wife—jumped into real estate. What sets Hudson apart isn’t just his volume, but also his knack for seeing potential where others see only what’s in front of them. In this episode, Hudson shares how he built his business by becoming a master of spotting hidden value in properties, diving deep into zoning, and leveraging local knowledge to unlock profit others overlook. We get tactical about how you can start thinking like a developer—no deep pockets required—and how becoming the local expert on what’s possible (not just what exists) changes the game for your business and your wealth. Hudson breaks down the systems, mindset, and everyday actions that led him from “just getting by” to building generational wealth, and how any agent can follow the same blueprint. If you’ve ever wondered how to take your real estate business from transactional to transformational, this is the conversation you don’t want to miss. We’re sitting down with Susan Lombardo, the “mayor” of her Atlanta neighborhood and a master of geographic farming. Starting with postcards, consistency, and an obsession with service, Susan built a $40 million solo business and then turned it into a $65 million team. Susan shares how she transitioned from a 20-year insurance career to earning Rookie of the Year in real estate by quickly building a hyper-local brand and trusted vendor network, becoming the go-to resource for homeowners in her community. We break down her farming playbook: sending big, bold, neighborhood-specific mailers every month (without fail), always leading with value, and following up for years to come. Susan explains why patience and persistence—not quick wins—turn farming into a repeatable, “W-2 style” income, and why she’s passionate about mentoring the next wave of agents to build businesses rooted in systems, service, and heart. If you’re ready to play the long game, Susan’s story is the blueprint. Michael Hern built a real estate empire one dog walk, one ferry terminal coffee, and one hyper-local story at a time. Today, he runs a team on New Jersey’s Gold Coast doing $135–$150 million in annual volume. And after all that? He still drives an hour to his farm to work cattle. This episode isn’t just about hustle; it’s about how to build a business that works without burning out. Michael breaks down the two-tiered SCALE model he uses to train his team and run his life. First comes the foundation: Seen, Communicate, Add to the database, Leave a lasting impression, and Education. Once that’s in place, he walks us through how to evolve it: Systems & Simplify, Challenge & Curiosity, Amplify & Automate, Leverage & Leadership, Execute & Expand. These aren’t just tactics—they’re values. Michael also shares how unplugging for 12 days off-grid, journaling in solitude, and reconnecting with what matters has helped him grow as a business owner, a husband, and father. This episode will give you a playbook for visibility, trust, and leadership. And maybe (just maybe!) inspire you to schedule some thinking time of your own. We’ve got a power duo in the house. Erin Jones and Josh Dukes went from being productivity coaches at their local Keller Williams brokerage to running a $275M real estate team in the D.C. metro area. They’ve done it with a lot of heart, no fluff or shortcuts! Together, they’ve built one of the most disciplined and high-retention teams we’ve ever seen. Their playbook? A culture-first approach, zero tolerance for entitlement, and dialed-in systems–new agents walk in with a 30-60-90 plan and start producing fast. In this episode, Erin and Josh break down their entire operating model, from hiring criteria (they don’t follow up with you on purpose) to the open house strategy that nets them 50% of their deals. You’ll learn how they coach new agents to make 200+ monthly contacts, convert strangers into clients, and—most importantly—why they’ve been able to retain their agents year after year while still scaling at speed. What do Olympic athletes, real estate agents, and university professors have in common? They all eventually hit a breaking point and the best come back stronger. Dr. Robyne Hanley-Dafoe is one of the world’s leading experts on how resilience makes this happen. A celebrated scholar, international speaker, and author of Calm Within the Storm, Stress Wisely, and the upcoming I Hope So, Robyne joins us to share her five-pillar model of everyday resiliency—a framework grounded in 20 years of research, wrapped in stories you won’t forget. We dive into her journey and her breaking points, from teen dropout to tenured professor to full-time resilience coach. And how a life-changing car accident (and one brilliant question from her son) prompted her to walk away from her “dream job” to pursue a new path. Her message? Resilience isn’t about pushing through. It’s about aligning with what matters most. With clarity, science, and heartfelt personal stories, Robyne unpacks the five pillars of resilience—Belonging, Perspective, Acceptance, Hope, and Humor—and gives us the tools to model them, especially in the face of stress, rejection, or uncertainty in the real estate world. What do garage sales, candy jars, and car dealerships have in common? For Brent Hanson, they're all unexpected tools in his toolkit for building one of the fastest-growing real estate teams in the country. Brent is the co-owner of City of Trees Real Estate in Boise, Idaho—a team pulling in over $200 million in annual volume—and today, he walks us through the gamified systems that made that kind of scale possible. This isn’t surface-level rah-rah. Brent breaks down the exact psychological models behind sales contests, how to structure one in your own business, and what made the team’s 90 listings in 90 days challenge a massive success. We’ll talk about the “clarity curve,” the "why triangle" from page 77 of The Millionaire Real Estate Agent, and how to hack team motivation when your people are stuck in the “earn phase” of their growth. Brent also shares why he walked away from personal production after just two years to focus entirely on leadership—and why top producers are eager to join in his gamified culture. If you’ve ever struggled with accountability, consistency, or just plain enthusiasm, this episode will change the way you think about motivating yourself and others. Let’s dive in with Brent Hanson. How do you close 264 buyer transactions in a single year—without a massive team? That’s exactly what Kari Wyrsch has done, and in this episode, she’s walking us step-by-step through how she made it happen. Kari’s not just a rockstar agent—she’s a systems thinker, a buyer whisperer, and a deeply intentional business builder. With over 1,445 buyers represented in her career, she’s turned what many agents dread—the buy side—into a predictable, scalable, and thriving operation. We sat down with Kari to explore her exact model for running a high-volume buyer business, from how she structures her “ultimate buyer strategy session” to how she built a lean team with laser-focused roles. Along the way, we dive into her transition from commercial real estate to residential, her decision to merge her team with Adam Graddy’s, and how she leads with leverage so she can be fully present for her nine-year-old twins. She shares how she prequalifies every lead, leverages ISAs, and keeps a conversion rate so high it’ll make your jaw drop. Kari also explains how she challenges the outdated perception that being a buyer’s agent is “less than”—and proves how fiduciary-level service on the buy side is a game-changer for any serious business. If you’ve ever thought working with buyers was chaotic or unsustainable, this episode will flip that script. Kari shows us how it can be systematic, joyful, and wildly profitable. What happens when a teenage marketing assistant sticks around, steps up, and builds one of the most productive real estate teams in the country? You get Taylor Kerrigan. We are thrilled to welcome Taylor, CEO of Glover Agency and the woman behind a Midwest machine that moves over 950 units and $280 million annually. Taylor is the rare operator who’s also a top-tier salesperson. She’s a unicorn (as Jason puts it) and this conversation proves exactly why. She walks us through the power of “hybrid farming” (spoiler: infotainment beats just listed/just sold postcards), how she runs her team meetings with purpose, and why they treat agents like Delta treats frequent flyers—with tiers, perks, and fierce internal motivation to level up. Taylor opens up about what money means to her, the rescue animals she’s saving, and why—despite knowing she could go out and start her own team tomorrow—she wants to grow inside the Glover world. This episode is a masterclass in systems thinking, leadership, and scaling with heart. We’re joined by Sean Cannell, the man who literally wrote the book on YouTube strategy, YouTube Secrets. Take a listen to how he built his model: the Golden Letter method, picking the right area, and memorizing talk tracks. Will may be young, but he is business savvy beyond his years. Aubrey Martin moved to Oregon in 2017, didn’t know anyone, and started her career in real estate. Today, she annually sells $40 million worth of real estate as a solo agent, while taking chunks of time off to spend with her kids. How in the world does she do it? In today’s episode, Aubrey lays out her whole structure for us. Her secret sauce is networking at a high level with vendors: cleaners, stagers, general contractors, florists, HVAC guys, everyone. She keeps a public directory of preferred vendors that she gives out for free. She even throws a “gratitude dinner” every year, paid out of her own pocket, to thank the vendors she works with. When you hear her personal story, you’ll understand why Aubrey wants to be as efficient as possible with her time and energy. Her vendor approach is what makes it all tick. Listen and learn. Taylor Swift has superfans all over the globe. So does Justin Bieber and Katy Perry. Do you know who helped them get those superfans? Brittany Hodak. Brittany is our guest on the podcast today. Just like music stars, real estate professionals need superfans. It is not enough to get a repeat client or have a database full of contacts. You need people who are going to go out there and evangelize for you. Brittany’s new book “Creating Superfans” explains exactly how to make this happen. On today’s show, Brittany walks us through the basics: Start with your story, understand your customer’s story, personalize everything, exceed expectations, and repeat. Be sure to check out Brittany’s book, and the next time you see Taylor Swift, remember you can create superfans, too. Richard Schulman has something he calls the “Trader Joe’s rule.” It means that if he were to bump into any person in his database at Trader Joe’s, he’d be able to remember who they are, what kind of real estate they are interested in, and any past conversations they’ve had. That rule has led him to do $165 million in sales perennially, 100% based on referrals and relationships. Richard joins the show today to share the system behind the rule and his dogged persistence in building relationships with his database. We talk about spending time on relationship-building rather than money on marketing. Richard explains the power of a quick coffee with someone to become their friend and emphasizes the importance of providing value over making sales pitches. People like to work with a friend they can trust. Richard gives us a masterclass on how to become that friend. Here’s Tim’s winning formula: Pick your target audience, identify a single problem they have, develop a specific solution to that problem, and then clearly market your solution to them. That’s what catapulted his real estate business to the top over a decade ago, and that’s what inspired his new company today. Homeward is an alternative financial product business that serves people who want to buy a new home but need to sell their old house first. Homeward gives them a guaranteed offer on their old home, fronting them the funds to make an all-cash offer on the new home so that they can outcompete other potential buyers. When you listen to Tim, you can’t help but get fired up about being a real estate entrepreneur. Enjoy! Welcome back to Part 2 of our conversation with none other than Jay Papasan and Gary Keller! We do a deep dive into managing: How do we turn on self-discipline and accountability to ensure that we have success, and then how do we manage our time such that we get the most out of it. If you’re looking for a shiny, new-fangled answer, you won’t get it here. Gary and Jay drive home the tried-and-true steps: goals, plans, actions, results, accountability, and then do it all over again. Again and again. We also get into “the path is in the math” and “win the morning to win the day.” Then, in true Gary Keller fashion, we talk about books. Lots of books. Fiction and nonfiction. Check the Resources section below for a list and links. If you’ve ever wanted to spend time in Gary Keller’s library, this is your chance to be there virtually. Soak it in! This time, we have two very special guests on the show: Gary Keller and Jay Papasan. Yes, they are the authors of the book this podcast is named after, “The Millionaire Real Estate Agent.” And yes, they have built big, beautiful personal, professional, and financial lives. Today, they break down how they have done it: Motivation + Education + Management. Gary and Jay explain why so many people are experiencing burnout (the opposite of motivation) and how to overcome it. We talk about thinking big, knowing your “why” and your definition of success, and building constraints around your goals. Because we just could not cut our incredible conversation short, we hit the pause button and will cover management in the next episode. A lot of people mistakenly think that being a buyer’s agent is somehow not as good as being a seller’s agent. One of the top buyer’s agents in the industry, Jen Davis, joins us today to talk about the power of the buyer’s agent. Jen did over 225 buyer-side deals three years in a row. She breaks down exactly how she did it and how you can do it, too. Her client strategy sessions are at the heart of her model—she walks us through every step, including how to approach getting paid. The other key to Jen’s success is how she selects and develops her showing agents. Great Britain’s real estate system is a bit different than ours here in the US. For example, they don’t have MLS—to them, MLS means Major League Soccer, which, according to them, should be called football. Sometimes, looking at a different country’s system helps us identify what fundamentals really matter. That’s why our guest on the show today is Dominic Marcel, leader of Keller Williams #1 ranked teams for properties listed and sold in the UK. Dominic walks us through how real estate works in the UK and the lessons we all can learn from it. We talk about the importance of strategy and clearly communicating that strategy to your client. We dig into Dominic’s process of starting with the future the client wants and then reverse engineering from there. He also shares how he researches the type of buyer likely to buy the home and then develops a marketing strategy to talk specifically to that buyer. This episode is going to help you think more creatively about how to build an individualized strategy for your client and how to market your offerings. Plus, you’ll catch a little bit of British slang in the process. Richard Stone sells about $100 million of real estate each year, only working about 100 days a year. Sounds easy, right? But what you should know is that during those 100 days, Richard is knocking on doors 3-4 hours a day. And he is our esteemed guest on the show today. Richard got his start in real estate in 1973. Over his 50 years in real estate, he honed his model of success. Step one: Select a geographical area (ideally one that’s walkable). Step two: Be the expert on the area. Step three: Go knock on those doors. Along with his real estate lessons, Richard shares his life lessons with us. He tells us about his health struggles and the role that his faith plays in his life. He talks about his trips around the world and the importance of generosity. And we talk about how we’re going to invite him back on the show when he turns 119, if not a little sooner! Laurie Reader grew up coloring with crayons under her parents’ desks at their real estate company. Now, she is ranked the number one real estate agent in South Florida, having helped 8,000 families and generating over $3 billion in revenue. If there is anyone who knows how to run a real estate company, it is her. We are thrilled to have her on the show today. Laurie began her career with this singular mandate from her mother, who was also her boss: "Your job every day is: you don't go home until you've had five two-way conversations." Over her 30-year career, Laurie added a key ingredient to this approach: building trust. Whether you are talking to clients, other agents, or your own team, the most important thing you can do is build bridges of trust with them, according to Laurie. Ask them questions about their lives, ask what they need, and provide a healthy, empowering environment for them. Laurie is one of my personal mentors. I respect her so much. “Personal branding is simply the digitization of your reputation,” says Rory Vaden, best-selling author and co-founder of the Brand Builders Group. He joins us to talk about the intersection of character, reach, trust, and influence. If you’ve been struggling with your personal brand or just need a quick boost in remembering why you do what you do, this episode is for you. Rory’s formula is: Results x Reach = Influence. In other words, your hard work and success, combined with a smart digital strategy, will empower you to change more and more lives. On the other hand, if you don’t have results—real substance—no matter how good your digital strategy is, you won’t last. As Rory puts it, “Your influence will never grow wider than your character runs deep.” In the second half of the episode, Rory specifically teaches real estate professionals how to build their personal brand. He provides specific questions to ask yourselves, plus tips on how to be an ongoing asset to your community. If there’s anything Brendan Bartic learned while he was managing properties for Halliburton in Iraq and Kuwait, it’s that with a whiteboard and a little reverse engineering, anything is possible. Brendan is our guest on the show today and is here to tell us about how his real estate team uses visual scoreboards to achieve their impressive results. Currently, Brendan is the CEO of the number one Keller Williams team in the Colorado region. He’s purposefully built a company big enough for people to grow and stay put: Earn long-term passive income, take part in ownership of the company, and become leaders. The key to this success according to Brendan? Visual scoreboards. Every week, Brendan and his team make a new, laminated, one-page scoreboard. They gamify real estate. Instead of touchdowns or made baskets, they count the activities that matter most: Sales conversations and ambassadors (or as Gary Keller calls them “Mets.”) Tune in today to hear more from Brendan about the importance of having a visual scoreboard that your team can rally around. For a long time, Bridget Potterton was afraid of being labeled a “divorce real estate agent.” She thought people would see her as an ambulance chaser—taking advantage of people. Now, she isn’t so afraid of the label. She realizes she is more of a surgeon than anything—she has the deep education and experience needed to truly help people. In this episode, Bridget tells us about how she first ended up getting referrals from a family law firm. Bridget then tells us her secret sauce: She provides a Continuing Education course for family law attorneys on how real estate works during divorce. It’s not every day that someone’s path to being a real estate professional first takes them through the Major League Baseball League. But that’s the path of our guest today, Robert Lucido Jr. Part of how Robert Lucido Jr. made it on to an MLB team was that he cold called teams. This is unheard of in the world of baseball. Today Robert takes us through how to dictate your worth in a highly competitive market where there is often a race to the bottom. She gives to it and it gives back to her. You can feel her passion for it. Rosie joins the show today to give us some tips on starting a farm and tending to it over the years as it blossoms. Some of the advice she gives is very nuts-and-bolts, like how you should start small with an area with a little more than 50 homes. 5, 4, 3, 2, 1. A rocket blasts off, a musician starts their song, a classroom focuses. Those five seconds, counted backward one by one, can make magic. That’s the message of Mel Robbins in her newest book, “The 5 Second Rule.” Mel joins us today to explain what the “5 second rule” is and the research behind it. Little children learn negative self-talk just like they learn the language around them: English, French, etc. They are natural sponges. Plus, because of the way their brain works at that age, they attribute everything in the world around them to their own actions– even the bad things. That’s why a lot of us as adults have a negative voice in our head. We’re constantly checking ourselves, talking ourselves out of standing out in any way or changing our lives. How do we short circuit this voice in our brain? By taking action. Specifically, counting down from 5 and then– boom, taking that action. No delay. No overanalyzing. Click send, pick up the phone… whatever it is, just do it. Rather than assuming thoughts will lead to action, do actions and see how your thoughts, and your life, follows. It’s a huge treat to have Mel Robbins on the show. I hope you enjoy it as much as I did! Don’t tell Christie Cannon she can’t do something. That only makes her more driven. After a horrific dirt bike accident that left her high school classmates calling her “Frankenstein,” she pursued a career in modeling. Then, when she was looking for her next career move, her mother told her not to go into real estate. So she did. Today, Christie’s team is selling over 750 homes a year. Her grit and drive inspires people across the real estate industry. She doesn’t have a magic morning routine or anything like that. With a basic planner book and database full of every interaction she and her team have ever had, she keeps it simple: Follow up and follow through. Connect with people. Learn about their lives. Ask them “how can I help you?” If you want some no-nonsense inspiration and advice on how to grow your business, tune in to this episode. Christie’s story will have you fired up and ready to go. Throughout his very successful entrepreneurial career, Gino Wickham thought he needed to hold on to his anxiety and emotional armor in order to keep his edge and drive. Then, at age 52, once he had sold his EOS company and hit the apex of success, he was left feeling empty. The trauma he had pushed down since the age of 15 came up, and came up hard. As Gino took on the process of self exploration, he discovered practices that he wished he had known earlier. That’s why he wrote his newest book, “Shine.” In it, Gino and his co-author Rob Dube teach readers 10 disciplines to maximize energy, impact, and inner peace: 10-year thinking, take time off, know thyself, be still, know your 100%, say no often, don’t do $25/hour work, prepare every night, put everything in one place, be humble. Tune into this episode as Gino takes us through each of these 10 disciplines. Listen to how he got past the hesitation of being “woo woo” and really “pinged” his soul. He’ll show you how successful, hard-driven people can also have a fulfilling, peaceful life. If you’ve ever spent time in the Metro Detroit area, you’ve probably seen his face and heard his name. Jeff Glover is one of the top listing agents in the country. He got started as a real estate professional straight out of high school and has spent the last 20 years learning from the best and honing his craft. Now he also teaches and preaches the trade to the new generation. On today’s show, Jeff shares his Five Steps to a Great Listing Appointment. The first step is content creation: Show the potential client your unique value, plan of action, pricing strategy, visuals, and proof. The second step is practice. Write out your script for 30 days straight, chant it, role play it. The third step is delivery: tonality, rate of speech, volume, body language. The fourth is pre-qualification, all the client touches you get in before you even have the listing appointment with them. And last but not least is the physical pre-appointment package you send to a potential client before a listing appointment that includes a cover letter, reviews, plan of action, simple market analysis, etc. Tune in to hear Jeff explain his Five Steps in depth and with infectious enthusiasm. The way he generously opens his playbook is incredible, but to hear about how he himself has doggedly implemented it for years is inspirational. He is a real credit to our industry. As we reflect on the year that's passed and look forward to setting new goals, I challenge the conventional wisdom of annual goal setting. Did you know that most annual goals are abandoned by March? This statistic makes us question the effectiveness of yearly resolutions. This year, I want us to think bigger. Let's not confine our aspirations to just the next calendar year. What are your plans for the next 30 years? Your wealth plan, your business goals for the next decade, your key relationship objectives, your spiritual journey - these are the questions we should be asking ourselves. It's about long-term alignment, not just annual milestones. So, as we put a wrap on this year, let's focus on these larger questions. Each year should be a check-in point on our path to a greater life mission. Let's step off the exhausting yearly hamster wheel and embrace a more meaningful, long-term vision. In this episode, we delve into these ideas and explore how to set goals that truly align with our life's purpose. Join me in this enlightening conversation, and let's redefine our approach to personal and professional development together.
